5 Signs It's Time to Re-Roof (Not Just Repair) in San Jose

Every week we get calls from San Jose homeowners asking, "Can this be patched, or do I need a new roof?" The honest answer depends on five specific signs — most of which you can spot from the ground. Here's how our estimators actually make the call.

1. Granule loss in the gutters

Asphalt shingles are protected by mineral granules. When those granules wash into your gutters or pile up at downspouts, the shingle mat is exposed to UV and starts to fail. A handful is normal after installation; a cup or more per downspout means the roof is at end-of-life. Repairs won't restore lost granules.

2. Cracked, curled, or missing shingles across multiple slopes

Isolated damage on one slope after a storm is a repair. Cracking or curling across the entire south and west elevations is systemic UV failure — the whole roof aged out at once, and patching a few tabs only delays the inevitable.

3. Cracked or slipped tile — with brittle underlayment

Concrete and clay tile can outlast the underlayment beneath them by decades. If your tile roof is 25+ years old and we find brittle, torn, or exposed felt during inspection, the tile itself is often fine — but the waterproof membrane is done. This is where lift & relay saves thousands over a full tear-off.

4. Sagging decking or soft spots

Any sag visible from the street, or spongy spots underfoot when we walk the roof, means the plywood or skip-sheathing is water-damaged. That's structural — no amount of surface repair fixes it. Full tear-off, dry-in, and re-deck is the only path.

5. Interior stains, mold, or attic daylight

Water stains on ceilings, mold at the ridge, or daylight visible from inside the attic all mean the roof envelope is compromised at multiple points. By the time it's visible inside, the outside has been failing for months.

When repair is the right call

If the roof is under 12 years old, damage is isolated to one slope, and the underlayment is intact, a targeted repair with matching material is the right move — typically $400–$1,800. We'll always tell you if repair is honest; we don't sell roofs people don't need.
