8 Signs You Need a New Roof (San Jose Homeowner's Guide)

San Jose's climate is easy on roofs compared to most of the country — mild temperatures, minimal rain, no ice, no snow load. But that same climate lets homeowners ignore small warning signs for years, until a single atmospheric river reveals decades of accumulated damage. Here are the eight signs it's time to replace, not just repair.

1. Curling, cupping, or clawing shingles

Once the asphalt in a shingle dries out, the edges curl up and lose their seal. Scattered curling can sometimes be patched; widespread curling means the roof has reached the end of its life.

2. Granules in the gutters

Handfuls of black or colored granules in your gutters and downspouts means the shingle surface is deteriorating and no longer protecting the mat. Once the mat is exposed, UV damage accelerates rapidly.

3. Bald or dark patches on the roof

Visible dark patches where the granules have washed off — usually easiest to spot from a drone photo or the second story of the neighbor's house.

4. Cracked, slipping, or missing tiles

Individual cracked tiles can be replaced. But if you're seeing widespread cracking or the tiles are slipping down the roof, the fastening or battens have failed and a lift & relay (or full replacement) is required.

5. Moss, algae, or heavy vegetation growth

Especially in Rose Garden, Naglee Park, and coastal Los Gatos. Moss holds moisture against the roof and accelerates decay. Small growth can be treated; heavy overgrowth usually means underlayment damage below.

6. Interior stains, drips, or bubbling paint

Water stains on ceilings, discolored drywall around light fixtures, or bubbling paint near exterior walls — all signs of active leakage. Never ignore an interior stain.

7. Daylight through the attic

If you can see daylight from inside the attic, water and pests can get in the same way. This is a same-week repair.

8. Roof age over 20 years (shingle) or 40 years (tile underlayment)

Even without obvious symptoms, a roof at the end of its designed lifespan is on borrowed time. Get a free inspection before the next winter storm, not during it.
